TitleCapture
About the Company
TitleCapture was co-founded by Alex Samant and Kethe Cicconi to serve title companies by enhancing their quoting processes. The software allows title companies to offer agents tools for generating quotes and estimates easily. This service helps title companies maintain loyalty from real estate agents, who bring in business by providing buyers, sellers, and borrowers with accurate cost information for transactions.
TitleCapture has become a crucial tool for more than 1,500 title companies, representing close to 10% of the U.S. title company market. The software provides agents with immediate access to Title Quotes, Seller Net Sheets, Buyer Estimates, and other quote types. This accessibility helps agents win more listings and close more deals by offering a seamless and efficient quoting process.
The company has grown significantly since its inception, with a monthly recurring revenue of $300K and a strong client base. TitleCapture’s success can be attributed to its ability to cater to the specific needs of title companies, providing a unique and valuable service that enhances their operations and client relationships.
Idea Behind Company
The idea for TitleCapture originated from Alex Samant’s and Kethe Cicconi’s experience in marketing and web design. They initially met while working on various projects and eventually decided to start their own SaaS company. The opportunity arose when a client, a large title company in Florida, expressed the need for an app to streamline their quoting process.
Recognizing the broader market potential, Samant and Cicconi decided to develop the app not just for one client but for multiple title companies. They offered a subscription model, allowing the client to use the app while retaining ownership and the ability to sign up other companies. This approach laid the foundation for TitleCapture.
Despite initial challenges, including the loss of a technical co-founder just before launch, Samant and Cicconi persevered. Samant, with limited coding experience, took on the technical development, resulting in a successful product launch. This resilience and adaptability were key to TitleCapture’s early success and ongoing growth.
Creating the Company
Building the first version of TitleCapture involved significant learning and adaptation. Samant and Cicconi had to understand the intricacies of the title company processes, including closing costs, title insurance rates, and various fees. They aimed to create a user-friendly, branded web app that title companies could customize and promote to their agents.
The initial product development required Samant to learn Angular 1.x, HTML, and PHP, despite his limited coding experience. He sought advice from experienced programmers to ensure the app met the necessary standards and functionality. The first version of TitleCapture included essential calculators for Title Quotes and a pre-HUD1 form.
Customization and responsiveness were critical features of the app. The goal was to allow title companies to offer quotes as their staff would, considering various custom inputs. Ensuring compatibility with any device type was also important, as agents needed to access the app on the go. These core traits helped establish TitleCapture as a valuable tool for title companies.
Launching the Business
The official launch of TitleCapture took place at the annual ALTA (American Land Title Association) tradeshow in 2013. The initial customer validation and positive response at the tradeshow generated significant buzz. A national sales manager from a large title insurance underwriter saw the potential and partnered with TitleCapture to promote the app to title agencies.
This partnership was instrumental in TitleCapture's early growth, expanding its customer base from one to over 150 title companies within the first year. The visibility and credibility gained through this partnership were crucial in establishing TitleCapture in the market. The company had to scale quickly, hiring its first sales representative to handle the influx of demos and client inquiries.
Samant emphasizes the importance of focusing on a niche audience and their needs rather than the technology itself. This approach ensures that the product is relevant and valuable to its target market, which has been a key factor in TitleCapture’s success. The company’s ability to identify and address the specific needs of title companies has driven its growth and client retention.
Earnings
TitleCapture has grown to achieve a monthly recurring revenue (MRR) of $300K, equivalent to an annual recurring revenue (ARR) of $4M. The company has maintained a steady growth rate and a solid client base, with a low churn rate of around 0.7% per month. This low churn rate is due to the app's integration into the title companies' processes and its relatively low subscription cost.
Partnerships with title insurance underwriters have been a significant client acquisition channel, providing zero-cost client acquisition and validation. In addition, TitleCapture has effectively utilized paid media, particularly PPC and social media advertising, to attract new customers. The ease of use and modern appearance of the app have contributed to a high demo-to-client conversion rate of over 70%.
Looking ahead, TitleCapture plans to diversify its product offerings and target substantial revenue growth. One initiative, TC Premium, aims to provide additional value to real estate agents using the platform. The company is targeting a 2.5x revenue increase over the next three years, focusing on sustainability and profitability while expanding its market presence.
